McCarthy Stone announces new deal to help retirees beat the stamp duty rise this April

Reserve a property between 1 March and 31 May 2025 and McCarthy Stone will pay the stamp duty.
With the stamp duty land tax in the UK set to return to the threshold of £125,000 (previously £250,000) on 1 April 2025, McCarthy Stone has announced its new initiative to help retirees beat the squeeze.
Making downsizing more affordable and importantly freeing up much-needed housing stock back into the mainstream market for younger generations, the UK’s leading developer and manager of retirement communities is offering to pay up to a maximum value of £12,000 on stamp duty charges for those buying a new McCarthy Stone home.
The offer[1] applies to customers reserving a brand-new home at participating developments between 1 March and 31 May 2025, and completing by the end of July this year.
Talking about the company’s focus on helping those in later life make the move by supporting them with stamp duty costs, John Tonkiss, the Chief Executive Officer of McCarthy Stone, comments: “Many customers tell us they have been considering downsizing for some time but that it can be a wrench leaving the family home. The rising cost of moving has also become a barrier. However, these typically larger, older homes can be costly to run and a burden to maintain, so this offer aims to support those who want to move now, helping them to beat the pending stamp duty rise and move to a property that better suits their needs.”
The company estimates that the offer will completely cover stamp duty charges for the vast majority of its latest Retirement Living and Retirement Living PLUS developments.

The offer includes developments such as Scoresby View in Whitby, where apartments are available from £209,950, Jacob Place in Saffron Walden, with homes from £270,000 and May Tree Place in Southampton, where properties start from £250,000.
The promotion also includes homes available through the Shared Ownership scheme in partnership with Homes England, which allows retirees to enjoy the benefits of retirement living without committing to the full purchase price.
